1. What is TADInc.?
TADInc. (Thousand Acres Developments, Inc.) is a Delaware corporation registered to do business in Maryland and is the overall developer of the Thousand Acres Lakeside Golf Club and Community.
TADInc. has purchased or is in the process of purchasing various parcels and blocks of land from Appalaichan Investment Properties, LLC, a local Maryland LLC that recently acquired the lands from the Smith family.
TADInc. will convey and/or lease certain portions of the project (golf course lands, club grounds and lakeside club property) to a Maryland not-for-profit corporation named Thousand Acres Lakeside Golf Club, Inc.

2. What is TADInc’s overall plan for the Thousand Acres Lakeside Golf Club and Community?
Our goal in planning this new community is to provide a high quality, family oriented environment that blends an attractive mix of recreational amenities with an array of appealing home sites. An 18-hole championship golf course is under construction, to be followed by a golf clubhouse and private lakeside club, beach and swimming pool, boat docks, and small boat launching.
Steps are being taken to design the golf course and surrounding home sites in harmony with the natural environment and the esthetic qualities of the area, including the dedication of green space, protection of streams and wetlands, and community covenants and restrictions that help to protect and enhance the natural, family oriented, experience of living in Thousand Acres.

3. What is the status of the golf course planning and construction?
The course has been designed by Craig Schreiner, a renowned golf course architect with Schreiner Golf, Inc. of Myrtle Beach, SC. More detailed information on Schreiner Golf can be found on the internet at www.csgolf.com ..
The course is currently in the design, engineering and permitting phase. All required Garrett County and Maryland State permits have been applied for. The entire golf course has undergone a managed timber harvest and selective clearing. Major grading is scheduled to be completed in 2008 with final grading and seeding to be completed for the entire course in 2009.

4. How many home sites are being planned for the new community and how are they sited?
Our conservation goals include providing high quality home sites at an overall density much lower than is permitted under the zoning ordinance. At build out, the number of homes and home sites on the golf course should total approximately 200 +/-. The entire project is situated on approximately 570 acres. Additional types and styles of homes and sites will be made available near the club area. Plans have not been completed for the Snaggy Mountain estate area of the project. This density is less than what might have occurred under a traditional maximum development approach. Approximately 30% of the project has been dedicated to golf, trails, recreation or protected green space. Almost all of the home sites will have golf course frontage and views of the green space and surrounding natural areas.
The Home Owners Association will control access to Deep Creek Lake. All lot owners will have access to the recreational amenities in the lakeside park, including picnicking, swimming, fishing, club canoes and kayaks, and limited use of dock slips.

5. What is the timeline of major elements of the project?
Our project planning includes provisions for slow managed growth and development. We anticipate phasing in the various portions of the project over a period of 15 to 20 years.
Depending upon the weather, which can affect our timeframe and plans, we anticipate opening the golf course for play in 2009. Poland Run Heights and other subdivisions are open for lot sales, with more coming on line as the project moves forward. Construction of a clubhouse is projected for later in 2008. (See paragraph 7, below.) Construction of the road to the core area is scheduled for completion in 2008.

6. What type of roads are being planned and where?
Working with the current Thousand Acres Association, we have provided for an exchange of road alignments and improved design and construction standards for the new private road network. Where appropriate, cart paths and walking trails will be provided for the use and enjoyment of all residents in Thousand Acres.
While remaining private, all roads in the community will meet the requirements of the Garrett County road standards. The Thousand Acres Association has approved the new entrance road alignment. All roads will be available for viewing on our web site when completed.
The road to the lakefront and clubhouse provides direct access to these facilities and avoids sending this traffic through the existing Thousand Acres community. Golfers and club members will be able to drive directly to the club and golf facilities immediately after entering the gate to the Thousand Acres community.

7. What will the golf course clubhouse be like?
The clubhouse will provide traditional support services to the golf course, including a pro shop, golfer check-in, cart pickup, maintenance and storage, and restrooms, with an an accessory, members-only pool pavilion nearby. While primarily a club facility for members, the clubhouse and golf course will be open at specified times for the enjoyment of the Garrett County Community and the general public.
Our goal is to provide for a high quality, family oriented recreational environment. We have taken steps to enhance the quality of life in the nearby residential areas by prohibiting outside amplified sound at the clubhouse and designing lighting to project at buildings or downward. The clubhouse and golf course will be open at specified times for the enjoyment of the Garrett County Community and the general public.

8. What lake and buffer strip uses are being planned?
The lake and buffer strip are owned and controlled by the Maryland Department of Natural Resources (DNR), under strict regulations and conditions of permits for their recreational use. We have proposed a number of club uses acceptable to the DNR. These are outlined in a letter from DNR at www.thousandacresgolf.com/permits.
The uses of the lake and buffer strip are not commercial and are strictly limited to the use of club members and guests. There will be no rental boats originating from the Club.
The entire 3000’ +/- of shoreline at the club site will be owned by the Home Owners Association.
The HOA will apply for the appropriate permits to provide for the following services and facilities: overnight docking for HOA members only, swim area, small boat launching and retrieval, including canoes and kayaks, picnic areas, and walking trails.
Since a relatively limited number of new community residents and members will have boats, we anticipate that actual slip usage will be minimal for many years. Membership growth will be phased in over a period of five to ten years or more. We anticipate that most new residents of the community will utilize the golf and on-shore recreational facilities more than the limited amount of boating and docking access.
All of the types of proposed Club uses of the lake and buffer strip exist elsewhere on Deep Creek Lake and these have been shown to be successful and valuable community assets.

9. What is being planned for the Lakeside Club?
The Lakeside Club grounds and facilities are currently in the design and engineering phase.

A plat of the facilities being planned can be viewed at the same site. In addition to the golf course clubhouse, we plan to provide tennis, a swimming pool, basketball, sand volleyball, fitness facilities, and the recreational facilities on the lake and buffer strip.
Except for certain areas in the clubhouse and the golf course itself, the remaining recreational facilities are for the exclusive use of club members and invited guests.

10. How is water management being planned?
Consistent with Maryland Department of the Environment (MDE) regulations, we have initiated the required permitting process for the use of groundwater resources under the project. Potential uses for groundwater include private drinking water wells for residential lots and a public water system for the club area and facilities. There is the possibility that golf course irrigation may also rely on ground water resources.
Our water resources consultant, Chesapeake Environmental, is conducting an extensive groundwater study to determine the appropriate types and levels of use that may occur. That study is being closely coordinated with the MDE and water withdrawal will not occur until all permits are in place.
We have also requested permission from the DNR to access Deep Creek Lake for a minimal amount of supplemental surface water. Golf course irrigation will use rainfall and storm water to meet its primary water needs. Surface lake water withdrawal, during periods of low rainfall, functions as a tertiary water source for irrigation. Daily withdrawals from the lake would amount to .003 inches, (three one-thousandths of an inch) in maximum drought conditions. The application to the DNR can be found by clicking here.

11. What areas will be accessible by the general public?
The general public may only access the golf course and clubhouse during certain periods when member or club use has not been reserved.
The DNR requirements do not allow the general public to utilize the docks, swim areas, or improved facilities on the lake or buffer strip, except as guests of the club.
